Major Renovation/Extension to 1950's cottage on the lake

A complete transformation to this 1950’s cottage. From 3 bedrooms, 1 bathroom into 4 bedrooms, 2 bathrooms, including a master with en-suite and walk-in robe, a separate laundry and a much larger living area. The roof was completely replaced with new trusses. The garage was recladded and the back entrance has a covered grand entrance and new BBQ area. Now the whole family can comfortably enjoy their kiwi summers together.

Renovation/Extension on Brent Rd

Having done some small maintenance work for them previously, Allen and Lorraine approached NuHomes & Renovations for a large renovation and extension to their homestead. There were a few challenges as the large family were living in the house throughout the whole project, but we completed the renovation to our usual high standards. – Converted part of existing garage into a sleep-out. – Internal renovations including a new bathroom. – Constructed new extensions to existing house including a new lounge and en-suite. – Two new deck areas, one with a roof over. – External alterations to existing garage including new spouting and cladding.

Outdoor Entertainment Area

A two level front yard and tired deck, transformed into a private space for the family to enjoy the indoor/outdoor flow. – Construction of retainer wall/fence structure along the front yard to make it private. – Filled up the yard with soil to level it into one level. – Removed the tired deck at the front and side of the house. – Constructed a new deck running along the front and side of the home with steps and balustrades including built-in benches. – Built a roof over deck.

House Relocation

A two story home at a back section in Rotorua, relocated to a quiet rural section in Hamurana. – Braced upper floor level using timber beams that spanned to exterior walls and were bolted to existing studs, to prevent walls from separating during crane lift. Installed additional support bars at point of load for crane straps when lifting. – Bottle jacked top floor wall framing and cut all hold down fixings, to free the top floor up from bottom level, ready for lift. – Temporarily closed road for crane lift. Then lifted the top floor over existing houses, and onto house removal truck. – Removed bottom floor from existing pile foundation and lifted onto second house removal truck for transport to new location. – Installed new pile foundation at new location, and settled bottom floor on top with new hold-down fixings to council requirements. – Lifted top floor onto bottom floor, removed temporary bracing, and installed new hold-down fixings to suit the new wind zone in that area. – Renovated the interior of the home.

New Build - Ablution

A brand new 100m2 ablution block next to the marae. – Built pergola canopy at the entrance of the facility. – To include brand new toilets, showers, vanities, seating and store room. – Completed concrete Pathway.
